Let Mom Live in the Backyard
Yup - hear how ADUs provide safe, nearby housing options for seniors
Ric Edelman: It's Thursday, May 16th. Here's the situation. Mom wants to continue living independently, but you are worried about her. What if something happens? So try this idea. I've told you about this before. An ADU, an accessory dwelling unit. These things are approved in communities all around the US. They are dwellings that are up to 800 square feet.
They sit on a property that already has a house on it. In other words, picture you building a pretty big shed in your backyard. It's really affordable. Instead of having mom move into a bedroom upstairs, the ADU is a standalone structure. It's really affordable compared to buying a house that costs as little as $200,000.
And mom can sell her current house to cover the cost. In California, these things are now 15% of all new housing across the state. And you don't even need to have a mom to want to install one of these things in your backyard. A lot of people rent them out, earning passive income. This is a big deal because, let's face it, our cities and towns and neighborhoods, they're just not very accommodating to older people.
Just consider crosswalks. These things are designed for people. They're designed for cars. They limit the amount of time you get to cross the street. If you've got trouble walking, watch out because federal guidelines for creating a crosswalk, they assume a walking speed of only four feet per second.
But older pedestrians don't walk that fast. They walk half that fast. New York City figured this out. They now give pedestrians seven seconds to cross the street before the cars get a green light. After New York installed that delay, pedestrian fidelities fell 37%.
Another problem is the sidewalks themselves. How often have you seen broken concrete? That one inch pop up? That's enough to cause an older person to trip. And older walkers get tired more than younger people. But how many benches are there in your town? My point is this – as you age, you're going to encounter issues that you're not encountering today, be aware of them though, so you can anticipate the changes and the accommodations that you're going to need to make later on.
That is why an ADU, an accessory dwelling unit, can make so much sense. Having mom nearby gives you peace of mind. As well as mom, the added safety and protection. If you're a financial advisor, talk with your clients about these ideas now. It'll help them prepare for a better future.
